Richard Ellis, the managing member of Ellis Sotheby’s International Realty in Nyack, put it, “Properties next to the Hudson had more demand and soared in price more quickly. And while communities like Pearl River did not, they also did not fall as much in value. It’s been a safe, solid investment for a lot of buyers.”

Pearl River has about 16,000 people; it is 17 miles north of Manhattan and just north of New Jersey. Slightly less than half of its seven-square-mile area is zoned residential. Of the rest, about half a square mile is set aside as open space and about a third of a square mile as parkland; the remainder is commercial, according to the assessor’s office. One of the largest parks is the municipal Blue Hill Golf Course to the east, overlooking Lake Tappan, a reservoir that cuts through Orangetown.

The hamlet was laid out in the 1870s around Central Avenue downtown. Today, roads fanning out from the avenue are lined with tidy bungalows, ranches, Capes and colonials, on lots of one-eighth to three-fourths of an acre throughout the hilly terrain.-

The Pearl River School District, which encompasses most of the hamlet of Pearl River as well as slivers of Orangeburg, West Nyack, Nanuet and Tappan, has an enrollment of about 2,700 in three elementary schools, a middle school and a high school.

Of fourth-graders last year, 92 percent met state proficiency standards in English and 97 percent in math, versus 77 and 87 percent statewide.

SAT averages last spring were 531 in reading, 563 in math and 535 in writing, versus 480, 500 and 470 statewide.

Of the 198 graduates in 2009, said Sandy Cokely, a district spokeswoman, 70 percent are attending four-year colleges, 23 percent are at two-year colleges and 1 percent at vocational schools. Another 2 percent entered the military, 1 percent joined the work force and the rest were undecided.

The train commute to the city on New Jersey Transit’s Pascack Valley Line to Secaucus Junction and then Pennsylvania Station, or to Hoboken and then via PATH train, takes about 55 minutes. A monthly ticket costs $215. Some commuters drive about 25 minutes to the park-and-ride section of the Vince Lombardi Service Area of the New Jersey Turnpike and board a New Jersey Transit bus into the Port Authority, which takes another 30 minutes or so, depending on traffic. - NY Times Jan 14 2010
